    Urban Estate District

    Large-lot detached single-family homes with a minimum 1,800 square feet of living area on lots of at least one acre.

  • R-1Residential

    Single-Family Residential (legacy)

    Legacy single-family district. Chart 1 note 16 limits R-1 zoning to existing lots zoned R-1 under Ordinance 92; the live city GIS still carries R-1 polygons.

  • R-1-1Residential

    Single-Family Residential 1

    Detached single-family homes with at least 1,600 square feet of living area, no more than 3.9 houses per buildable acre.

  • R-1-2Residential

    Single-Family Residential 2

    Detached single-family homes with at least 1,200 square feet of living area, no more than 4.7 houses per buildable acre.

  • R-1-3Residential

    Single-Family Residential 3

    Detached single-family homes with at least 1,000 square feet of living area, no more than 5.5 houses per buildable acre. Added by Ordinance 928 (2017).

  • R-1-AResidential

    Single-Family Attached District (Garden Home)

    Attached single-family garden, paired, patio, and zero lot line homes at up to 6.8 houses per buildable acre. Detached homes only by conditional use permit.

  • R-1-TResidential

    Residential Townhouse District

    Attached townhouses in buildings of four or more units, at most ten units per buildable acre, with a homeowners association required.

  • R-1-CResidential

    Residential Condominium District

    Condominium housing under the Texas Uniform Condominium Act with units of at least 500 square feet of living area.

  • R-2Residential

    Residential Two-Family District (Duplex)

    Single-family homes and duplexes at up to six units per buildable acre, each duplex side at least 900 square feet.

  • R-3-1Residential

    Multifamily Residential 1

    Garden apartments and three- or four-family dwellings, two stories maximum, five to twelve units per buildable acre.

  • R-3-2Residential

    Multifamily Residential 2

    Apartment development up to three stories and 21 units per buildable acre.

  • R-3-3Residential

    Apartments Residential 3

    Apartment development up to three stories and 28 units per buildable acre, with a council exception path for income-restricted projects.

  • M-1Residential

    Manufactured Home District (legacy overlay)

    Closed legacy district for manufactured homes on lots that held a conditional use permit before the 2003 ordinance. No new M-1 zoning is granted.

  • M-2Residential

    Manufactured Home Subdivision District

    Platted manufactured home subdivisions with individually owned lots. Single-family detached dwellings are also permitted.

  • M-3Residential

    Manufactured Home Park District

    Manufactured home parks with rented or leased spaces under common ownership. The only district where a rental manufactured home park is permitted.

  • CBD-1Commercial

    Central Business District 1

    Original town core with a low-traffic mix of office, restricted commercial, and residential uses excluding multifamily. Uses per the Sec. 53-1230 table.

  • CBD-2Commercial

    Central Business District 2

    Less restrictive downtown district allowing office, commercial, restricted multifamily, and residential uses with zero setbacks.

  • RSCommercial

    Retail and Services District

    General retail sales and services within buildings, including any use permitted in CBD-1 or CBD-2 per the Sec. 53-1230 table.

  • BSpecial purpose

    Billboard District

    Narrow district for off-premises billboards and closely related commercial uses, dimensioned by the sign ordinance.

  • WIndustrial

    Warehouse District

    Warehousing and commercial services for businesses and industry, plus CBD and RS uses, with performance standards for noise, vibration, and emissions.

  • CMIndustrial

    Construction and Manufacturing District

    Assembly, packaging, processing, and manufacture of non-hazardous products, plus CBD, RS, and W uses, with the largest yard requirements in the code.

  • ECommercial

    Entertainment District

    General entertainment businesses from amusement parks to golf courses, with hour limits near residential property.

  • TUSpecial purpose

    Transportation and Utilities District

    Airports, utilities, and communication towers. Zoned for a stated specific use, with dimensional standards set at site review.

  • HSCommercial

    Hospital Services District

    Hospitals and allied health services on ten acre minimum campuses with 50 foot setbacks on all sides.

  • RVSpecial purpose

    Recreational Vehicle Park District

    Recreational vehicle and travel trailer parks with 2,500 square foot rental lots and shared service buildings. Manufactured homes are excluded.

  • NCCommercial

    Neighborhood Commercial District

    Small scale, limited impact commercial, retail, personal service, and office uses close to the neighborhoods they serve. Added by Ordinance 700 (2012).

  • CCCommercial

    Community Commercial District

    Retail nodes along major collectors and thoroughfares, slightly more intense than NC. Added by Ordinance 700 (2012).

  • MXDMixed use

    Mixed-Use Zoning District

    Vertical mixed-use buildings with ground floor commercial and residential above, on sites of at least two acres. Added by Ordinance 978 (2017).

  • O/ICommercial

    Office/Institutional District

    Offices, health, educational, cultural, and institutional campuses on one acre minimum lots. Added by Ordinance 969 (2017).

  • PUDSpecial purpose

    Planned Unit Development District

    Flexible unified development district that can combine any base districts under an approved development plan. The Plum Creek PUD has its own standards in Chapter 53A.

  • HSpecial purpose

    Historic District Overlay

    Overlay protecting designated landmarks and districts through the historic preservation commission and certificates of appropriateness.

  • CUSpecial purpose

    Conditional Use Overlay District

    Overlay attaching conditional use permits to specific areas, including the I-35 corridor overlay standards and The Vybe.
