Can I use this property for retail?

Retail is a permitted use in the RS, NC, CC, CBD-1, CBD-2, and MXD districts, subject to each district's conditions: RS covers general in-store retail of non-hazardous goods (Sec. 53-480), NC caps first floors at 10,000 square feet with neighborhood-scale uses (Secs. 53-665, 53-666), CC allows larger formats to 15,000 square feet with drive-through siting rules (Secs. 53-672, 53-673), and the CBD districts limit uses to the Sec. 53-1230 table with outdoor activity requiring a conditional use permit (Sec. 53-419). W, CM, and E also admit many retail uses through the Sec. 53-1230 table. Residential and agricultural districts do not permit retail. Kyle regulates zoning inside its incorporated city limits only; Texas counties do not zone, and the ETJ has no municipal zoning. Confirm the district, any overlay or PUD condition, and current ordinance text with the Kyle Planning Department before design, purchase, leasing, or permitting decisions.
