How much parking is required?
Chart 4 in Sec. 53-33(n) controls: residential districts need two spaces per living unit plus half a space for each bedroom above two; CBD-1 needs one space per 200 square feet; RS and E need one per 250 square feet, with restaurants and bars at one per 100 square feet where food is served; W and CM need one per 1,000 square feet plus one per 1.5 employees; HS uses bed and employee based ratios. Parking may not exceed 150 percent of the requirement, spaces are 9 by 18.5 feet minimum, compact spaces can be half the total, and reductions up to ten percent are available for carpool, bicycle, and transit amenities. MXD uses ITE recommendations and O/I has its own ratios. Kyle regulates zoning inside its incorporated city limits only; Texas counties do not zone, and the ETJ has no municipal zoning. Confirm the district, any overlay or PUD condition, and current ordinance text with the Kyle Planning Department before design, purchase, leasing, or permitting decisions.
