What setbacks apply to this property?

Setbacks come from chart 1 in Sec. 53-33(k) for most districts. Examples: R-1-1 is 35 front, 10 side, 20 corner, 20 rear; R-1-2 is 25 front, 7.5 side, 15 corner, 15 rear; R-1-3 is 20 front, 5 side, 10 corner, 10 rear; RS is 25 front, 10 side, 15 corner, 15 rear (all in feet). NC, CC, MXD, and O/I carry setbacks in their own divisions instead of chart 1. Chart note 9 allows council-approved front setback reductions in subdivisions, never below 16 feet, and where platted setbacks differ from the code the less restrictive setback applies (Sec. 53-33(h)). Kyle regulates zoning inside its incorporated city limits only; Texas counties do not zone, and the ETJ has no municipal zoning. Confirm the district, any overlay or PUD condition, and current ordinance text with the Kyle Planning Department before design, purchase, leasing, or permitting decisions.
