What does R-1 zoning allow in Troy, Michigan?

R-1 zoning in Troy is for one-family homes. The city has five one-family districts, R-1A through R-1E, which differ in lot size but share the same use list (Section 4.01).

By right, R-1 land may be used for:

  • One-family dwellings
  • Family day care homes
  • Adult foster care family homes
  • Parks, agriculture, and cemeteries (Section 4.21)

Accessory uses include home occupations and accessory buildings such as garages and sheds (Section 4.21).

A second tier of uses needs special use approval from the Planning Commission, including bed and breakfasts, senior living, golf courses, schools, places of worship, day care centers, and utility buildings (Sections 4.21, 9.02.D).
