Is a duplex allowed in Troy, Michigan?
Yes, but only in the right district. Troy's RT (One-Family Attached) district allows two-family dwellings and one-family attached dwellings by right (Section 4.01).
A duplex is not a permitted use in the R-1 districts, which are limited to one-family dwellings (Section 4.21). The ordinance also caps each lot at one single-family or two-family dwelling (Section 7.02.B.1), so even in RT you cannot place a duplex next to an existing house on the same lot.
Other districts that allow more than one unit:
- MF allows multiple-family housing (Section 4.08)
- IB allows multiple-family dwellings by right (Section 4.21)
If your lot is zoned R-1 and you want a duplex, the realistic paths are rezoning or a use variance, both of which are significant undertakings. Confirm your district with the Planning Department at 248-524-3364 before planning a two-unit building.
