What are the rules for building a detached garage in Troy, Michigan?

A detached garage in Troy must go in the rear yard. Section 7.03.B.2.a does not allow detached accessory buildings in front or side yards.

The core limits:

  • Size. All detached accessory buildings combined are capped at 450 sq ft plus 2% of the lot area, and never more than the home's ground-floor footprint or 600 sq ft, whichever is greater (Section 7.03.B.2.c). They also may not occupy more than 25% of the required rear yard (Section 7.03.B.2.b).
  • Placement. At least 10 ft from the main building and 6 ft from side and rear lot lines (Section 7.03.B.2.d).
  • Height. One story and 14 ft maximum (Section 7.03.B.2.d).
