When does an accessory building need a permit in Troy?
An accessory building in Troy needs a permit when it is larger than 36 sq ft or taller than 4 ft (Section 7.03.A.2). A structure under both thresholds can go up without a permit, though the placement rules still apply: 6 ft from side and rear lines, out of the front yard, and within the size caps for its class (Sections 7.03.B.2, 7.03.B.3).
One- and two-family dwellings and their accessory structures are exempt from site plan review (Section 8.02.B). A typical garage or shed project is therefore a building permit matter, not a Planning Commission case.
Apply through the Building Department. If you are unsure whether your project crosses the threshold, or which accessory class it falls under, call the Planning Department at 248-524-3364.
