How big can an attached garage be in Troy?
An attached garage in Troy may have a floor area up to 75% of the dwelling's ground-floor living area (Section 7.03.B.1). The ordinance treats an attached garage as part of the main building, so it follows the house setbacks rather than the accessory building setbacks.
Two points to note:
- Door height. Garage door openings are limited to 10 ft in height (Section 7.03.B.1).
- Setbacks. Because the garage is part of the main building, the front, side, and rear setbacks of your R-1 district apply (Section 4.06.C).
If you want more garage space than the 75% rule allows, a detached garage in the rear yard is a separate option with its own caps (Section 7.03.B.2).
