Are duplexes allowed in Macomb Township?

Not in the single-family districts. AG, R-1-S, R-1-E, and R-1 allow one principal dwelling per lot and list only detached one-family dwellings (Sec. 10.0402.B; Sec. 10.0602.A; Sec. 10.0702.A). No district article names a standalone two-family or duplex use category.

Where two-unit buildings do appear: the Town Center (MTC) district expressly provides for attached two-family dwellings with their own building placement and form standards under the Traditional Neighborhood Development code (Sec. 10.2505; Sec. 10.2506), and the R-2-L, R-2, and R-2-H districts permit multiple housing developments, which are reviewed as site-planned projects on parcels of at least 5 acres rather than as a duplex on a single lot (Sec. 10.0802; Sec. 10.0806.A). The FLX district can reach the R-2-L and R-2 use lists as special land uses (Sec. 10.2703.D). For a specific parcel, the district on the zoning map decides the question; the Planning Department at 586-992-0710 can confirm.
