Do I need a permit for a small shed in Rochester Hills?
Site plan review is not required for small structures. Accessory structures of 200 square feet or less are exempt from site plan review in every zoning district (§ 138-2.200.B). Single-family dwellings and their small accessory structures are likewise outside the site plan process (§ 138-2.202).
The exemption covers site plan review only. The zoning rules still apply to an exempt shed:
- Side or rear yard placement, never the front yard (§ 138-10.102.A).
- At least 5 feet from side and rear lot lines on lots under 2 acres (§ 138-10.102.B).
- One story height limit (§ 138-10.102.C).
