How far does a shed or garage need to be from the property line in Rochester Hills?
At least 5 feet on most lots. Detached accessory structures on residential lots under 2 acres must sit at least 5 feet from side and rear lot lines. On lots of 2 acres or more, the setback rises to 20 feet. A detached accessory structure may never sit in a required side yard (§ 138-10.102.B). It must also stay in the side or rear yard, not the front yard (§ 138-10.102.A).
Distance from the house matters too. A structure within 10 feet of the main building, or connected to it by a breezeway of 70 square feet or more, counts as part of the main building and must meet the house setbacks instead (§ 138-10.101).
Corner lots carry an added side-street setback of 10 feet (§ 138-10.103).
