How big can a shed be in Rochester Hills?
There is no separate shed limit. Rochester Hills caps the combined floor area of all detached accessory structures on a lot, and a shed counts toward that cap. The caps by lot size (§ 138-10.102.A):
- Under 1 acre: 1,000 square feet.
- 1 to 1.99 acres: 1,200 square feet.
- 2 to 2.99 acres: 1,400 square feet.
- 3 to 3.99 acres: 1,600 square feet.
- 4 to 4.99 acres: 1,800 square feet.
- 5 acres or more: 2,000 square feet.
Two other limits apply. The combined floor area of all accessory structures may not exceed the floor area of the first and second floors of the main building (§ 138-10.100.C). And height is limited to one story, 14 or 16 feet depending on roof pitch (§ 138-10.102.C). A shed of 200 square feet or less needs no site plan review in any district (§ 138-2.200.B).
