How much total accessory building space can I have in Rochester Hills?
Two caps apply, and the smaller one controls.
First, the combined floor area of all accessory structures may not exceed the floor area of the first and second floors of the main building (§ 138-10.100.C).
Second, detached accessory structures have a combined cap that scales with lot size (§ 138-10.102.A):
- Under 1 acre: 1,000 square feet.
- 1 to 1.99 acres: 1,200.
- 2 to 2.99 acres: 1,400.
- 3 to 3.99 acres: 1,600.
- 4 to 4.99 acres: 1,800.
- 5 acres or more: 2,000.
Attached accessory structures, including anything within 10 feet of the house, count as part of the main building for setbacks and lot coverage (§ 138-10.101). Lot coverage includes accessory buildings (§ 138-13.101) and is capped at 25 to 30 percent in the one-family districts and 50 percent in R-5 (§ 138-5.100, § 138-6.700.E).
