What are the rules for a garage on a corner lot in Rochester Hills?
Corner lots carry extra setbacks. A detached garage or shed on a corner lot needs a side-street setback of at least 10 feet, and the same section applies a front setback match rule along the street side (§ 138-10.103).
The usual accessory rules still apply:
- Side or rear yard only, never the front yard (§ 138-10.102.A).
- At least 5 feet from interior lot lines on lots under 2 acres, 20 feet on larger lots (§ 138-10.102.B).
- One story, 14 or 16 feet depending on roof pitch (§ 138-10.102.C).
