What is the minimum lot size for a house in Birmingham, MI?
Minimum lot size depends on the district. Birmingham's four single-family districts require (§§ 2.04, 2.06, 2.08, 2.10):
- R1A: 20,000 square feet
- R1: 9,000 square feet
- R2: 6,000 square feet
- R3: 4,500 square feet
In the denser residential districts, lot area is set per unit: R4 two-family requires 3,000 square feet per unit, and R5 through R7 scale by bedroom count, for example 1,500 square feet of lot per one-bedroom unit in R5 (§§ 2.12-2.20).
Lot dimensions are governed separately by § 4.27: a residential lot must abut a street for at least 30 feet and maintain 30 feet of width from front to rear, with a 15-foot exception for lots platted before December 12, 1966.
