Is there a minimum lot width or street frontage in Birmingham, MI?

Yes, but not where you might expect. Birmingham's single-family district tables list no minimum lot width. The control lives in the lot standards: a residential lot must abut a street for at least 30 feet and must hold 30 feet of width from the front to the rear of the lot (§ 4.27).

There is one exception: lots platted before December 12, 1966 need only 15 feet of street abutment.

The practical effects:

  • Flag lots and lots reached only by an easement generally fail the 30-foot street-abutment test.
  • A lot that pinches narrower than 30 feet partway back does not qualify, even if the frontage itself is wide.
  • Older platted lots may rely on the 15-foot exception, which is worth verifying against the plat date.

Lot area minimums are separate, ranging from 4,500 to 20,000 square feet by district. The Planning Division at 248-530-1850 can confirm whether a specific lot is buildable.
