What are the lot and size requirements for a duplex in Birmingham, MI?
Duplexes are permitted in Birmingham's R4 Two-Family district. The core dimensional requirements are (§ 2.12):
- Lot area: 3,000 square feet per unit, so 6,000 square feet for a two-family building.
- Front setback: 25 feet.
- Rear setback: 30 feet.
- Total floor area: capped at 40% of the lot area.
- Height: 35 feet and 2.5 stories.
One caution: the R4 table lists a minimum floor area of 800 square feet for a one-story unit but omits the figure for multi-story units. Confirm the multi-story minimum with the city rather than assuming a number.
