R1A — Single-Family Residential

A lot in R1A needs at least 20,000 square feet per dwelling unit (§ 2.04). A new dwelling needs at least 1,500 square feet of floor area.

The district table sets no minimum lot width. Lot control comes from § 4.27 LO-01 instead: a residential lot must abut a street for at least 30 feet and hold 30 feet of width from front to rear. Lots platted before December 12, 1966 may qualify for a 15 foot exception.

The district table lists a minimum floor area of 800 square feet for a one-story dwelling and omits the figure for dwellings of more than one story. Confirm the multi-story minimum with the city.

R8 — Attached Single-Family Residential

R8 needs 3,000 square feet of lot area per unit. Rear setback: 20 feet. Sides: 7 feet interior, 10 feet on a corner. Minimum unit floor area: 900 square feet. Height tops out at 30 feet or 2.5 stories.
