Is there a minimum house size in Birmingham, MI?
Yes. Birmingham sets a minimum floor area for new homes by district (§§ 2.04, 2.06, 2.08, 2.10):
- R1A: 1,500 square feet
- R1: 1,500 square feet
- R2: 1,000 square feet for a one-story house, 1,200 square feet for more than one story
- R3: 800 square feet for one story, 1,000 square feet for more
The multiple-family districts also set per-unit minimums, for example 600, 800, and 1,000 square feet for one-, two-, and three-bedroom units in R5, stepping down to 500, 700, and 900 in R7 (§§ 2.14-2.18). R8 attached single-family homes require 900 square feet (§ 2.20).
Maximums come from the other direction: the 30% lot coverage cap, the open space requirements, and the height limits together bound how large a house can be. For a specific project, the Planning Division is at 248-530-1850.
