What are the commercial parking requirements in Troy, Michigan?

Troy sets commercial parking by use, measured against floor area or seating (Table 13.06-A):

  • Retail: 1 space per 250 sq ft of gross floor area
  • Office: 1 space per 300 sq ft
  • Medical office: 1 space per 200 sq ft
  • Standard restaurant: 1 space per 2 seats
  • Fast food: 1 space per 70 sq ft of net floor area

Layout standards apply on top of the counts. Spaces at 90 degrees measure 9.5 by 19 feet with a 24 foot aisle (Table 13.06-B). All parking areas must be surfaced in concrete or asphalt (Section 13.06.J.2), and paved areas must sit at least 10 feet from side and rear lot lines that abut residential property (Section 13.06.C.3).

The ratios above are the common ones. Other uses carry their own figures in the table, so verify your specific use with the Planning Department at 248-524-3364 before sizing a site.
