What does PUD zoning mean in Smyrna?
A PUD (Planned Unit District) is one of Smyrna's four planned development classifications under Section 4.072, alongside PRD (residential), PCD (commercial), and PID (industrial). A planned development is approved by the Planning Commission and Town Council with a master development plan that controls uses, density, open space, and phasing for that specific tract. Section 4.073 removes standard minimum lot sizes and yards inside a planned development, but single-family developments of 25 or more homes must follow three lot-size tiers (7,000, 9,000, and 11,000 sq ft), and lots abutting Town R-1 or county RM land must be at least 11,000 sq ft with a 20 ft landscape buffer. For any parcel inside a PUD, the recorded plan and its conditions are the governing documents.
