Can I build multifamily housing in Smyrna?

Multi-family dwellings are permitted by right in the R-6 High-Density Residential District: 15,000 sq ft minimum lot, 3,000 sq ft of lot area per family, 75 ft lot width, 35/10/20 ft front/side/rear setbacks, 40 percent coverage, and 35 ft height, plus the multi-family development standards in Section 4.170 and 2 parking spaces per unit under Section 4.010. The R-3 district description contemplates medium-density multi-family only as part of a planned development, and larger or mixed projects typically proceed as a PRD or PUD under Section 4.070, where the approved master plan controls density and layout.
