Can I build a duplex in Smyrna?

Duplex dwellings are permitted by right in the R-4 Medium-Density Residential District on a 10,000 sq ft lot (5,000 sq ft per family) with 75 ft of lot width, 35 ft front, 10 ft side, and 20 ft rear setbacks, 40 percent maximum coverage, and a 3-story or 35 ft height cap. Two-family zero-lot-line dwellings are also permitted in R-4 with the party wall and firewall standards in Sections 4.074 and 4.160. The R-1, R-2, and R-3 districts do not list duplexes, so elsewhere a duplex generally needs R-4 zoning or a planned residential development approval.
