Can businesses share parking in Birmingham?

Yes. The Planning Board may approve shared parking and reduce the combined requirement by up to 50 percent (§ 4.45 PK-01). The logic is that uses with different peak hours, such as an office and a restaurant, can serve their demand from the same spaces at different times of day.

A few things to understand going in:

  • This is discretionary relief, not a right. The Planning Board weighs whether the sharing actually works
  • Be ready to show how the peak demand of each use offsets the others
  • The underlying ratios still come from the parking table (§ 4.46 PK-02), so calculate the full requirement first, then the proposed reduction
