Parking in Birmingham, MI

What the Birmingham zoning ordinance says about parking, district by district. Section numbers link to the official ordinance.

All districts

Residential parking (§ 4.46 PK-02, Table A): 1.5 spaces per unit with 2 or fewer rooms, 2 spaces per unit with 3 or more rooms, in the R1A through R7, O, P, and B1 districts. R8 needs 2 spaces per unit. Residential uses in B2, B2B, B3, and MX need 1 to 1.25 spaces per unit; B4 needs 1.25 to 1.5. Required spaces go on the same lot as the use (PK-02(B)).

  • A parking space is at least 180 square feet, exclusive of aisles (§ 9.02). Chapter 126 sets no stall width, length, or aisle dimensions; those live in Chapter 110 of the City Code, so check there before drawing a parking layout.
  • Vehicles may stand in the front open space only on paved surfaces (§ 4.31 OS-02). In R8, parking in the front or side open space is limited to driveways, and required parking must be in a garage, carport, or under the building (§ 4.48 PK-04).
  • Commercial ratios: retail 1 per 300 square feet; office 1 per 300; medical 1 per 150; restaurants 1 per 75 square feet indoor and 1 per 50 outdoor; hotels 1 per room plus 1 per 25 rooms; theaters 1 per 3 seats.
  • The Planning Board may reduce requirements by up to 50 percent for shared parking (§ 4.45 PK-01).
