How many parking spaces does a house need in Birmingham?

A house needs 1.5 or 2 off-street spaces, set by room count. The ordinance requires 1.5 spaces for a dwelling unit with 2 or fewer rooms and 2 spaces for a unit with 3 or more rooms (§ 4.46 PK-02, Table A). Most single-family homes land in the 2-space tier. The standard applies across R1A through R7, plus the O, P, and B1 districts.

Two placement rules matter:

  • The spaces must be on the same lot as the dwelling (§ 4.46 PK-02(B))
  • In the front open space, vehicles may stand only on paved surfaces such as a driveway (§ 4.31 OS-02)

R8 attached single-family homes need 2 spaces per unit, and those spaces must be in a garage, carport, or under the building (§ 4.48 PK-04).
