How close to the property line can I build a shed in Royal Oak?
Three feet. A shed or other accessory building located entirely in the rear yard must sit at least 3 feet from the rear and side lot lines (§ 770-22A(4)).
Two situations change that number:
- Not entirely in the rear yard. The building must then meet the setbacks required for a principal building instead (§ 770-22A(2)).
- Garage on an alley. A garage entered at right angles to an alley must sit 10 feet from the rear lot line (§ 770-22A(10)).
Corner lots carry one more rule. An accessory building within 25 feet of a common residential side line may not sit nearer the side street than the required front setback (§ 770-22A(9)).
Measure from your actual lot lines, not from a fence. If you are unsure where the lines run, talk to the planning division at 248-246-3280 before pouring a pad.
