How big can a detached garage be in Royal Oak?
A detached garage in Royal Oak is capped at 800 square feet of total ground floor area, and the combined floor area of all accessory buildings may not exceed 10% of your lot area (§ 770-22A(5)). On a 6,000 square foot lot, the 10% rule allows 600 square feet, so the smaller number controls.
Other limits apply at the same time:
- Two structures max. A lot may have no more than two accessory structures (§ 770-22A(1)). A garage and a shed fill both slots.
- Width. The garage may be no wider than 50% of the width of your house's front facade (§ 770-22A(8)).
- Coverage. Accessory buildings count toward your lot coverage limit (§ 770-22A(6)).
The garage must sit in a side or rear yard (§ 770-22A(2)). For numbers on a specific lot, call the planning division at 248-246-3280.
