What are the fence rules for a corner lot in Orion Township?
On a corner lot, the controlling rule is corner clearance. Nothing, fence, wall, structure, or planting, may exceed 30 inches above the lowest point of the intersecting road within the sight triangle (Section 27.03.G).
The triangle is measured two ways:
- At the intersection of two public rights-of-way: 30 feet along each right-of-way line, connected by a third line (Section 27.03.G.1).
- Where a driveway meets a right-of-way: 10 feet along each line (Section 27.03.G.2).
Outside the triangles, the normal limits hold: 4 feet for a lot-line enclosure fence, 6 feet for a privacy fence kept out of required setback areas (Section 27.05.H.1, 2).
A corner lot also carries a front-type setback along the side street for buildings, and detached garages on corner lots follow special placement rules (Section 27.02.A.4). Sketch the triangles before you plan the fence line, and run the layout past the Building Department at 248-391-0304 if anything is close.
