Who decides special use approvals in Troy, Michigan?
The Planning Commission decides special use approvals in Troy. It holds the public hearing and may approve, approve with conditions, or deny the application (Section 9.02.D). Approval requires a concurring vote of 5 of the 9 members (Section 3.10.D), and the decision is measured against the standards in Section 9.03.
One caution. The ordinance elsewhere says the commission recommends some special use applications to City Council while approving most, without listing which ones route to Council (Section 3.10.C.1). Before assuming the commission has the final word on your application, confirm the routing with the Planning Department at 248-524-3364.
Two deadlines apply after approval:
- The approval expires if a preliminary site plan is not secured within 2 years (Section 9.05).
- The approval lapses if the use is abandoned for 12 months (Section 9.05).
For hearing dates, check the city's posted meeting schedule.
