Can I run a bed and breakfast in Troy, Michigan?

Only with special use approval. A bed and breakfast is listed as a special use in Troy's one-family residential districts, not a use by right (Section 4.21).

That means the path runs through the Planning Commission:

  • The commission holds a public hearing and decides the application (Section 9.02.D)
  • Approval needs a concurring vote of 5 of 9 members (Section 3.10.D)
  • The application is judged against the special use standards (Section 9.03)

Note that the ordinance says a small number of special use applications are recommended to City Council rather than decided by the commission, without listing which. Confirm the routing for your application with the Planning Department at 248-524-3364.

If approved, the approval expires unless a preliminary site plan is obtained within 2 years, and it lapses after 12 months of abandonment (Section 9.05). For hearing dates, check the city's posted meeting schedule.
