Where are duplexes allowed in Shelby Township?

Two-family buildings are permitted by right in the R-2 Two-Family Residential district on lots of 14,000 square feet with public sewer and water (17,500 square feet without), 100 feet wide, with 40 percent maximum lot coverage and 2-story, 35 foot height (Section 3.6).

Duplexes also ride along in higher-intensity districts: the R-3 through R-12 multiple-family districts permit two-family use as regulated in Section 3.6 (Section 3.7.B; Section 3.8.B), the C-5 Multi-Use district includes two-family dwellings in its planned mix (Section 3.17.B), and the C-6 Shelby Center district permits two-family dwellings on 11,000 square foot lots at up to 6 units per acre (Section 3.18.B; Section 3.18.H). Mobile home park districts allow two-family use subject to R-3 to R-6 standards (Section 3.9.B).

In the one-family districts (R-1, R-1-A, R-1-B, R-1-C) duplexes are not a listed use, and only one principal building is allowed per lot (Section 3.29.A). Converting a single-family home into two units would require rezoning to R-2 or better.
