What can I build in the L-M Light Manufacturing district in Shelby Township?

L-M is broader than the name suggests. By right (subject to Section 4.46) it takes research and testing facilities, corporate offices, light manufacturing, warehousing and mini warehouses, contractor yards with equipment garages, showrooms, indoor recreation and instructional businesses, automobile repair, service and sales, car washes and gas stations (Section 4.47), self-service storage (Section 4.39), restaurants and other retail as determined by the planning director, adult entertainment (Section 4.37), and churches (Section 3.19.B).

Dimensions: 20,000 square foot minimum lot, 100 feet wide, height capped at 35 feet. Side yards are 5 feet against other manufacturing property (zero lot line possible on one side) but 50 feet against non-manufacturing; rear yards jump from 20 feet to 100 feet when abutting residential (Section 3.19.D). Outdoor storage needs a site plan, an obscuring 4 to 8 foot fence or wall, and may never sit in the front yard (Section 4.13.C).

Special land uses include mining, truck parking yards, nurseries, oil and gas wells, and communication towers (Section 3.19.C). Caregiver marihuana cultivation and licensed marihuana grow businesses are also confined to the industrial districts (Section 4.66.D; Code Sec. 14-652). Parking runs 1 space per 800 square feet of warehouse, 1 per 500 of manufacturing, and 1 per 300 of office (Section 5.21.B).
