What is the R1 zoning district in Forney?
R1 (Single-Family Residential-R1) is the district the City of Forney now assigns to newly created single-family residential zoning, replacing the older SF-20 through SFA series for new development (Sec. 15.1). It requires very low density detached single-family homes on lots of at least 1 acre (43,560 square feet), with a 150-foot minimum lot width, 40-foot front yard, and a maximum building height of 3 stories or 45 feet (Sec. 15.3, Sec. 15.4). An accessory dwelling unit is permitted in R1 under the Sec. 37.2 Use Chart. Property already zoned under the legacy SF-20, SF-15, SF-11, SF-8, SF-6, SF-PH, 2F or SFA classifications keeps that zoning; those districts are simply closed to new assignments (Sec. 16 through Sec. 23 transitional notes). Confirm the district on the City's interactive zoning map or with Planning and Development at 972-552-6658. This pack covers incorporated Forney only; the ETJ and unincorporated Kaufman County have no municipal zoning.
