AG — Agricultural

Ranching, crop cultivation, and similar agricultural uses, plus single-family detached homes, are authorized (Sec. 14.2). The Sec. 37.2 Use Chart marks each specific land use permitted (P) or conditional (C) for AG; anything not listed is prohibited.

R1 — Single-Family Residential-R1

R1 is the district now assigned to newly created single-family residential zoning (Sec. 15.1). The Sec. 37.2 Use Chart marks each specific land use permitted (P) or conditional (C) for R1; single family detached is permitted, and accessory dwelling is also marked permitted for R1.

SF-20 — Single-Family Residential-20

Single-family detached homes and, per Sec. 37.2, an accessory dwelling. No property is newly zoned SF-20 after the current Ordinance's effective date (Sec. 16 transitional note); this district continues to govern property already carrying the classification.

SF-15 — Single-Family Residential-15

Single-family detached homes and, per Sec. 37.2, an accessory dwelling. No property is newly zoned SF-15 after the current Ordinance's effective date; this district continues to govern property already carrying the classification.

SF-11 — Single-Family Residential-11

Single-family detached homes. Sec. 37.2 does not mark an accessory dwelling as permitted in SF-11 (only AG, R1, SF-20 and SF-15 carry that P). No property is newly zoned SF-11 after the current Ordinance's effective date; this district continues to govern property already carrying the classification.

SF-8 — Single-Family Residential-8

Single-family detached homes. No property is newly zoned SF-8 after the current Ordinance's effective date; this district continues to govern property already carrying the classification. Planned Development is the preferred route for new residential zoning (Sec. 19.1).

SF-6 — Single-Family Residential-6

Single-family detached homes. Creation of new SF-6 area is not anticipated; the district continues to govern property already zoned and platted SF-6 (Sec. 20.1).

SF-PH — Single-Family Residential-Patio Home

Detached zero-lot-line (patio home) single-family units in a clustered development. No property is newly zoned SF-PH after the current Ordinance's effective date; this district continues to govern property already carrying the classification.

2F — Two-Family Residential (Duplex)

Duplex/two-family homes. Detached single-family homes built in this district must conform to SF-8 standards (Sec. 22.5.A). No property is newly zoned 2F after the current Ordinance's effective date; this district continues to govern property already carrying the classification.

SFA — Single-Family Attached Residential (Townhomes)

Attached single-family townhomes, rear-entry only from an alley (Sec. 23.5.C). Detached single-family homes built in this district must conform to SF-8 standards (Sec. 23.5.G). No property is newly zoned SFA after the current Ordinance's effective date; this district continues to govern property already carrying the classification.

MF-15 — Multi-Family Residential-15 (Apartments)

Low- and mid-rise apartments and garden apartments. Single-family, duplex, patio home, or townhouse units built in this district must conform to SF-8, 2F, SF-PH or SFA standards respectively (Sec. 24.5.G).

MH — Manufactured Home

HUD-code manufactured homes in a park (leased spaces) or subdivision (individually platted lots).

O — Office

Low intensity office and professional uses. The Sec. 37.2 Use Chart lists offices (professional, medical, legal, health services, brokerage), banks, savings and loan, insurance agencies, and real estate offices as permitted (P) in O.

NS — Neighborhood Service

Limited local neighborhood retail and service uses. The Sec. 37.2 Use Chart marks General Retail Store, Pharmacy, Pet Shop, Restaurant, and similar uses permitted (P) in NS; some transportation/auto uses require a Conditional Use Permit.

GR — General Retail

Local neighborhood shopping and service uses. The Sec. 37.2 Use Chart marks General Retail Store, restaurants, pharmacies, and most personal/business service uses permitted (P) in GR; some (motorcycle dealers, used merchandise stores, auto services) require a Conditional Use Permit.

CBD — Central Business District

Downtown pedestrian-oriented retail, dining, and business uses. The Sec. 37.2 Use Chart marks General Retail Store, Restaurant, and most personal/business service and office uses permitted (P) in CBD.

C — Commercial

Commercial and service establishments such as wholesale product sales, contractor shops, and automotive repair; some light manufacturing allowed with conditions. Screened open storage is permitted, limited to 5 percent of lot area (Sec. 31.5.F).

MU — Mixed-Use

Mix of SFA, SF-PH or MF-15 residential with office, neighborhood service and retail uses; design and development standards are established on the site plan (Sec. 32.1). The Sec. 37.2 Use Chart marks General Retail Store, most retail, and most office uses permitted (P) in MU.

LI — Light Industrial

Light manufacturing, assembly, fabrication, warehousing, research and development, wholesaling, and service operations that need major thoroughfare, highway, or rail access.
