Forney's Zoning Ordinance divides the city into base districts under Sec. 13.1: agricultural (AG), single-family residential (R1, plus the transitional SF-20 through SF-6 and SF-PH districts), two-family and townhome districts (2F, SFA), multifamily (MF-15), manufactured home (MH), office (O), retail and commercial districts (NS, GR, CBD, C), mixed-use (MU), and light industrial (LI), plus PD, CUP, CBT, ENT, HOZ and H overlays. The Sec. 37.2 Use Chart is the single master table: it marks each specific land use permitted (P), conditional (C, needs a Conditional Use Permit), or prohibited (blank) for every district, and a use not listed at all is prohibited everywhere (Sec. 37.1.B). Start by confirming the zoning district on the City's interactive zoning map or with Planning and Development at 972-552-6658. This pack covers incorporated Forney only; the ETJ and unincorporated Kaufman County have no municipal zoning.
