What does One-Family Residential zoning allow in Royal Oak?
One-Family Residential zoning allows one single-family house per lot, plus a short list of supporting uses. Permitted by right (§ 770-34B):
- Single-family dwellings, with one dwelling per lot (§ 770-21E(2))
- Parks, museums, and libraries
- Public and private K-12 schools
- Home occupations (§ 770-25)
- Accessory buildings (§ 770-22)
- Family day-care homes (§ 770-26)
- State-licensed foster care family homes and small group homes for 6 or fewer
Other uses, including churches, bed and breakfasts, and day-care centers in an existing church or school, are possible only as special land uses (§ 770-34C). Those require Planning Commission approval after a public hearing (§ 770-11).
A use is permitted only if it is listed. If yours is not, the Zoning Administrator makes the determination (§ 770-21A(4)). For questions, call the Planning Division at 248-246-3280.
