What do the Mixed Use 1 and Mixed Use 2 districts allow in Royal Oak?

Mixed Use 1 combines residential and office uses; Mixed Use 2 adds neighborhood commercial. The two districts are set out in §§ 770-45 and 770-46.

MU-1 allows the One-Family Residential permitted and special land uses, plus two-family dwellings, senior housing, attached single-family, and Office Service permitted uses by right. Office Service special land uses and multiple-family housing are special land uses there, with a density bonus of up to 100% available at least 150 ft from established residential.

MU-2 allows the MU-1 uses, adds Neighborhood Business uses, and permits multiple-family dwellings by right. Drive-throughs are expressly prohibited in MU-2.

Shared dimensional standards: minimum 50 ft of frontage; height 36 ft, or up to 56 ft with Planning Commission findings. No setbacks are required unless the site adjoins a residential zone, except that multiple-family yard setbacks must be at least 10 ft. Where the site adjoins residential, a 5 ft minimum applies, with the front matching the residential block side and 25 ft side and rear setbacks.
