What can I build on this property?

It depends on the zoning district. Prosper's Unified Development Code (UDC), adopted May 1, 2026, establishes 9 base districts under UDC 2.04: Agricultural (A), three single family districts (SF-E, SF-15, SF-10), Townhome (TH), Multifamily (MF), Office (O), Commercial (C), and Industrial (I), plus the special Planned Development (PD) and Specific Use Permit (SUP) mechanisms. The Schedule of Uses in UDC 2.07.C marks each land use as allowed, prohibited, allowed only with a Specific Use Permit, or subject to numbered conditional standards. A use that is not listed on the schedule is not allowed anywhere in Town. Many Prosper parcels, especially in Downtown Prosper and older tracts, are zoned PD, where the individual PD ordinance controls instead of the base district chart. Start by confirming the zoning district on the Town's MapLink zoning map (pr6834.zoninghub.com/zoningmap.aspx) or with the Planning Division at 972-346-3502. This pack covers incorporated Prosper only; the ETJ and unincorporated Collin or Denton County land have no municipal zoning.
