Permitted uses in Prosper, TX

What the Prosper zoning ordinance says about permitted uses, district by district. Section numbers link to the official ordinance.

A — Agricultural

Agricultural uses (farming, ranching, crop cultivation) and estate-style single family dwellings. Livestock and domesticated animals are allowed in accordance with the Town's adopted animal ordinances (UDC 2.04.D.1.c.ii). Non-occupancy storage buildings may be allowed without a main structure as long as a valid permit for the main structure remains valid (UDC 2.04.D.1.c.iii). See the Schedule of Uses in UDC 2.07.C for the full use list.

SF-E — Single Family-Estate

Low-density single family detached dwellings, with places of worship, schools, and public parks also appropriate. See the Schedule of Uses in UDC 2.07.C for the full use list; the use table's single column labeled SF applies identically to the SF-E, SF-15, and SF-10 districts.

SF-15 — Single Family-15

Low-density detached single family dwellings on a 15,000 square foot minimum lot, with religious and educational facilities, parks, and open spaces also provided for. SF-10 — Single Family-10

Primarily detached single family dwellings on a 10,000 square foot minimum lot, with religious and educational facilities, parks, and open spaces also provided for. See the Schedule of Uses in UDC 2.07.C for the full use list; the use table's single column labeled SF applies identically to the SF-E, SF-15, and SF-10 districts.

TH — Townhome

Attached residential dwelling units in structures of three to six units on adjacent individual lots. Individual ownership is encouraged and an operating homeowners' association is required. See the Schedule of Uses in UDC 2.07.C for the full use list.

MF — Multifamily

High density attached residential development, principally apartment complexes, limited to areas designated in the Comprehensive Plan and Future Land Use Plan and required to be developed through a Planned Development District (UDC 2.04.D.6.a). Multifamily structures must use a wrap-around configuration with a central garage surrounded by residential units, or the garage must be cladded to match the residential structure; the first floor must be at least 14 feet in ceiling height and may be residential or retail as specified in the PD ordinance (UDC 2.04.D.6.c). See the Schedule of Uses in UDC 2.07.C for the full use list.

O — Office

Professional, financial, medical, and similar office services, corporate offices, government employment centers, and uses necessary to support office uses; requires accessibility to major thoroughfares. See the Schedule of Uses in UDC 2.07.C for the full use list.

C — Commercial

Heavy retail, service, and light-intensity wholesale and commercial uses, excluding warehousing; may require screened outdoor storage areas for materials. See the Schedule of Uses in UDC 2.07.C for the full use list.

I — Industrial

Light manufacturing, self-storage, recycling, assembly, warehousing, wholesaling, and service operations that do not depend on frequent customer or client visits; indoor operations that do not create significant noise, odor, or pollution and require accessibility to major highways or rail. See the Schedule of Uses in UDC 2.07.C for the full use list.

PD — Planned Development

Uses, density, and standards for a PD District are set entirely in that PD's granting ordinance, which may authorize new or innovative uses not otherwise permitted (UDC 2.05.A). The PD conforms to the rest of the UDC only where the granting ordinance does not specifically address a topic (UDC 2.05.B.4). Get the individual PD ordinance and any approved conceptual development plan for the property before relying on any general standard.

SUP — Specific Use Permit

An SUP is a conditional approval for a specific use layered onto an existing base district (UDC 2.06.A), not a standalone zoning designation with its own dimensional chart. The zoning map shows the base district prefixed with an S to mark an SUP area (UDC 2.06.C.7). Conditions attached to the SUP, including site plan requirements, control for that use.
