What are the side yard setbacks for a narrow lot in Royal Oak?
In 1F, a lot narrower than 45 feet at the building line requires 4 feet on each side. The 12-foot combined side-yard requirement applies if no attached accessory building is provided. For lots at least 45 feet wide, the corresponding standards are 5 feet each, and 15 feet combined if no attached accessory building is provided in the side yard (§ 770-34D(6)).
The 8-foot open side area suitable for a driveway applies to lots without accessory buildings in the side yard, rather than unconditionally to every lot. Front and rear setbacks remain applicable. Use the actual surveyed property lines.
