What are the corner lot setback rules in Royal Oak?
A corner lot in One-Family Residential needs a side street setback of at least 10 feet where the adjacent lot does not front on the side street. Lots under 50 feet wide may reduce that street side yard to 8 feet (§ 770-34D(5)(b)).
A caution before you build to that line. The ordinance says the corner yard shall not be less than 10 feet in width, using width where a setback depth seems intended. Confirm the city's reading with the planning division at 248-246-3280 before siting anything near the side street.
The rest of the standards: corner lots need 60 feet of lot width rather than 50 (§ 770-34D), the front setback follows the neighbor-averaging rule (§ 770-34D(5)(a)), and an accessory building within 25 feet of a common residential side line may not sit nearer the side street than the front setback (§ 770-22A(9)).
In One-Family Large Lot, the corner-lot wording has its own gaps, so confirm details there too (§ 770-35D(5)(b)).
