What are the setback requirements for a house in Royal Oak?
In One-Family Residential, your house needs a front setback equal to the greater of 25 feet or the average setback of the adjacent dwellings, never more than 50 feet (§ 770-34D(5)(a)). The neighbor-averaging rule means two identical lots on different blocks can owe different front setbacks.
The other yards:
- Sides. 5 feet each and 15 feet combined on lots 45 feet or wider; one side yard of at least 8 feet must stay open and suitable for a driveway (§ 770-34D(6)).
- Rear. 35 feet (§ 770-34D(7)).
Some features may encroach: unenclosed porches up to 7 feet into the front setback, eaves and chimneys up to 24 inches into any setback, raised rear decks to within 3 feet of rear and side lines, and at-grade patios with no setback (§ 770-21C(5)).
One-Family Large Lot and Two-Family follow the same basic pattern, including the 8 foot open side yard suitable for a driveway (§ 770-35D, § 770-36D).
