Can I build a privacy fence on a corner lot in Rochester Hills?

Yes, with placement limits. A 6 foot privacy fence is allowed in side and rear yards on residential property (§ 138-10.107.C.2). On a corner lot, two added limits matter.

First, the side-street yard counts as a required yard, and only fences up to 3 feet are allowed there (§ 138-10.107.C.3). A 6 foot fence cannot run along the street side within that required yard.

Second, the corner clearance rule keeps a 25 foot sight triangle at the intersection clear of anything over 30 inches tall, fences included (§ 138-5.204).

The fence also may not extend closer to the front lot line than the front of the dwelling or the minimum front setback, whichever is less (§ 138-10.107.C.2). A hedge planted as a screen counts as a fence and follows the same rules (§ 138-13.101).
