How much of my lot can I cover with buildings in Birmingham, MI?

Buildings may cover at most 30% of the lot in Birmingham's single-family districts (§§ 2.04, 2.06, 2.08, 2.10). But coverage is only half the picture, because Birmingham also regulates green space directly.

The open space rules (§ 4.30, § 4.31):

  • At least 40% of the lot must be open space.
  • At least 75% of that open space must be vegetated, so patios and other hardscape cannot consume it.
  • At least 65% of the front open space must be vegetated, and vehicles may sit in the front open space only on paved surfaces.

This two-sided approach means a project can pass the 30% coverage test and still fail on open space if driveways, decks, and pool surrounds eat too much yard. Porches and steps may project up to 10 feet into the front open space (§ 4.30). The Planning Division at 248-530-1850 can review a site plan against both standards.
