What is the height limit in Ferndale's MXD-1 district?

The code gives two different answers, so confirm with the city before relying on either. The dimensional table in Section 2.06 lists 35 feet for two- to four-unit buildings and 45 feet for multi-unit and commercial buildings in MXD-1. The district standards in Section 2.09 instead state 30 feet, with a garbled footnote indicating 35 feet for multi-unit and commercial buildings.

Those readings cannot both be right:

• Section 2.06 table. 35 feet (2-4 unit), 45 feet (multi-unit and commercial).
• Section 2.09 text. 30 feet, footnote 35 feet for multi-unit and commercial.
