What is the height limit in Ferndale's MXD-1 district?
The code gives two different answers, so confirm with the city before relying on either. The dimensional table in Section 2.06 lists 35 feet for two- to four-unit buildings and 45 feet for multi-unit and commercial buildings in MXD-1. The district standards in Section 2.09 instead state 30 feet, with a garbled footnote indicating 35 feet for multi-unit and commercial buildings.
Those readings cannot both be right:
- Section 2.06 table. 35 feet (2-4 unit), 45 feet (multi-unit and commercial).
- Section 2.09 text. 30 feet, footnote 35 feet for multi-unit and commercial.
Ferndale's zoning code is new, adopted in late 2024 and amended in June 2025, and it carries known internal contradictions. This is one of them. We will not pick a side, and neither should your architect without written confirmation.
