How tall can a house be in Ferndale?
In R-1 and R-2, a one-unit dwelling may be up to 30 feet tall. Buildings with two to four units, and multiple-unit buildings, may reach 35 feet (Section 2.06). R-1 and R-2 share these numbers; the difference between the districts is which housing types are permitted, not how tall they can be.
Related height caps on the same lot:
- Accessory dwelling. 25 feet (Section 5.01.C).
- Detached garage or shed. 20 feet, or 15 feet for structures of 200 square feet or less (Section 3.02).
In the mixed-use districts, MXD-2 allows 45 feet (Section 2.10), and the CBD sets height by street frontage, from 25 feet up to 70 feet on Woodward with conditions (Section 2.11). MXD-1 height is internally contradictory in the code, so confirm it with the city before planning there.
New construction in R-1 and R-2 also passes through the form-based building type standards (Section 4.05), which have their own drafting questions. Confirm with the city at 248-336-4370.
