How tall can apartment buildings be next to single-family homes in Troy?
Two stories or 25 ft. In Troy's MF district, a multiple-family building that abuts single-family zoning is limited to 2 stories or 25 ft, with density capped at 10 units per acre (Section 4.08.C). Where the site does not abut single-family, the limits rise to 8 stories or 100 ft and 24 units per acre.
Additional buffers protect neighboring homes:
- Setbacks abutting one-family districts must equal the building height (Section 4.08.D.1).
- Standard MF setbacks are 30 ft on all sides, with 30 ft between buildings (Section 4.08.C).
So a 25 ft building next to R-1 homes needs at least a 25 ft setback from that shared line. Whether a given parcel abuts single-family zoning is a mapping question; confirm with the Planning Department at 248-524-3364.
