How tall can a house be in Troy, Michigan?
A house in any R-1 district in Troy may be up to 2.5 stories or 30 ft (Section 4.06.C). The limit is the same across R-1A through R-1E.
Related height limits:
- Detached garages and sheds: one story and 14 ft (Sections 7.03.B.2.d, 7.03.B.3).
- Multiple-family buildings: 8 stories or 100 ft, dropping to 2 stories or 25 ft where the site abuts single-family districts (Section 4.08.C).
If your design exceeds 30 ft or 2.5 stories, the option is a dimensional variance from the Zoning Board of Appeals. That requires a practical difficulties showing, including that the difficulty is not self-created, and the board grants only the minimum variance necessary (Section 15.04.E).
For how height is measured on your specific lot, check with the Planning Department at 248-524-3364.
